Repainting a Fairfax Grand Old Dame

Very old colonial houses hold an inherent beauty. When someone entrusts us at Home Works Painting to repaint a building that’s almost 100-years old, we feel a certain respect for the house. That was the case when a homeowner hired us to repaint their 82-year old Fairfax, Virginia home in December.

Every project we tackle, not just historic houses, is significant to us. As a professional painting contractor, we customize each project according to its needs. We treat every home with respect. However, something about being entrusted with a house that’s almost 100-years old makes us feel like we’re doing our part to help preserve history.

What we did in this grand old dame:

      • Living room: We repainted walls, ceiling, baseboards, doors, door frames, crown molding, wainscoting, fireplace mantle, bookshelves, windows, window frames, stair risers, and spindles.
      • Family room and back stairs: We repainted walls, ceiling, baseboards, fireplace mantle, doors, door frames, windows, window frames, spindles, and stair risers, as well as drywall repairs. We also installed and painted crown molding and wainscoting.

Paint used:

      • Paint (Interior) – Sherwin Williams

Interior preparation included:

We are meticulous with preparation before we begin painting any project. Without careful prep work, you risk compromising the integrity of the new paintwork, making it more likely to flake or peel in the future.

        • Proper prep always includes covering and protecting surrounding areas, including floors and furniture.
        • If there are any stress cracks and nail pops, we repair them with fiberglass joint tape, block, skim, and sand.
        • Any glossy surfaces, including trim, are also sanded and cleaned to ensure proper paint adhesion.
        • We caulk all wood trim work as needed.
        • We will apply an oil-based sealer to water stains and tannin wood stains.
        • Lastly, we will clean up all work areas and remove all debris.

If you would like to speak to us about a project in your home, whether it’s 100-years old or new construction, we’d be happy to do a free consultation. FAQ

1. What special considerations are needed when repainting a historic home like a Fairfax Grand Old Dame?

Repainting a historic home requires extensive preparation and care. Before painting, it’s critical to thoroughly clean the exterior surfaces and address any underlying issues such as wood rot. Repairing wood rot is especially important, as neglecting it can lead to structural damage from moisture and mold. Only after these repairs should painting begin, ensuring the longevity and beauty of the home.

2. How often should I repaint the exterior of an older home?

The frequency depends on factors like paint quality, climate, and maintenance, but generally, exterior paint on older homes should be refreshed every 5–10 years. Signs that it’s time to repaint include fading, peeling, cracking, or chalky residue on the surface. Regular inspections help catch these issues early and maintain the home’s appearance and protection.

3. What is the recommended process for preparing a grand old home for repainting?

Preparation is the most important step. Start by washing all exterior surfaces, including siding, trim, and porches. Next, repair any damaged wood, especially areas affected by rot. Sand and prime surfaces as needed, especially if previous paint was oil-based or if there are significant imperfections. Proper prep work ensures the new paint adheres well and lasts longer.

4. Are there specific paint types or finishes best suited for historic homes?

Choosing high-quality, durable paints is essential for historic homes. Oil-based primers are often recommended, especially on surfaces previously painted with oil-based products. For the finish, select a sheen that matches the home’s architectural style and provides weather resistance. Neutral or historically accurate colors are often preferred to preserve the home’s character.

5. What are some cost-effective strategies for repainting a large, historic home in Fairfax?

To manage costs, homeowners can do some prep work themselves, such as cleaning and minor repairs. Investing in premium paints may have a higher upfront cost but reduces the need for frequent repaints. Choosing timeless, neutral colors can also help maintain curb appeal and value. Always prioritize quality materials and proper surface preparation to avoid expensive repairs in the future.
