Last month, we painted a newly constructed home for Mary and Joe, a couple returning from Germany. After a walk-through assessment and chat with them, we sent our estimate and were looking forward to working with them.
New construction painting is a clean slate for both homeowners and painters. It’s a bit like getting to create something out of “nothing”. It’s typically straightforward painting with some occasional sheetrock touch-ups. There aren’t layers of old paint or wallpaper. Unpainted sheetrock doesn’t distract owners and makes it easier to imagine color on the walls.
The Project:
After ensuring the walls were prepped, we applied two coats of Sherwin Williams’ Duration Home paint on the walls in the main and basement levels of the home. Since it was a new home, we didn’t need to do the ceilings, trim, doors, or closets.
Interior Preparation:
We customize our preparation before painting to the particular needs of a project. However, at a minimum, it typically looks something like this:
– All furnishing and floors are covered and protected.
– All stress cracks and nail pops are repaired with fiberglass joint tape, blocked, skimmed, and sanded.
– Glossy surfaces and trim are sanded and cleaned as needed to ensure proper paint adhesion.
– Scrape and sand rough areas due to previous paint failure.
– Caulk all wood trim work as necessary.
– Apply an oil base sealer to any water stains and tannin wood stains as needed.
– Work areas are cleaned up, and debris removed.
If a paint contractor offers anything less than this, you should ask why. We also will do a change order if we find anything we need to do deviates from our initial estimate.
