Our 8-Step Commercial Painting Process (Predictable, Documented, Safe)
1) Discovery & Scope
We walk the site with stakeholders, identify substrates and failure modes, note logistics (heights, lifts, barricades, staging), and review brand standards or palette guidelines. You receive a detailed scope with alternates when useful (e.g., standard vs. scuff-resistant corridors).
2) Proposal & Phasing Plan
A line-item estimate by area and surface includes product families, coat counts, access equipment, schedule windows (day/night/weekend), and closeout deliverables. We propose a phased approach that protects revenue and operations.
3) Pre-Con & Mobilization
We finalize calendar slots, submit SDS/Product Data, set signage, barricades, and pedestrian plans, and align communication cadence (daily recap and weekly look-ahead). Tenant or department notices are sent out with maps and timing information.
4) Protection & Cleaning
We cover finishes and equipment; mask meticulously; and wash or degrease surfaces as required. For exteriors, we employ the gentlest yet most effective method to remove chalk, dust, and biological growth without damaging the substrates.
5) Repairs & Prep
Scrape and feather failing edges; sand glossy areas for adhesion; caulk moving joints; fill damage; treat tannins, stains, or rust; and prime for adhesion or stain blocking. This “invisible” step delivers an even film and consistent sheen.
6) Application
We brush/roll or spray with containment based on substrate and occupancy. Wet mil thickness is monitored for proper film build. On textured siding, spray-and-back-roll work the product into the profile; on doors and metal, fine-finish techniques deliver factory-smooth films.
7) Quality Control & Turnover
Supervisors verify coverage and sheen in varied lighting/sun angles, correct holidays (missed spots), and check adhesion at edges and terminations. We de-mask, clean the staging area, and conduct a joint punch walk. Touch-ups happen immediately.
8) Closeout & Aftercare
You receive color formulas, sheen schedule, product names/batches, SDS links, and labeled touch-up paint. We provide a maintenance plan and warranty terms—and can schedule proactive wash/touch-up visits to keep everything “grand opening” fresh.
Safety, Compliance & Indoor Air Quality
- Lead-Safe Practices (when applicable). For pre-1978 substrates, we plan to contain, minimize dust, use HEPA cleaning, and dispose of materials properly.
- Access & Fall Protection. Lifts, scaffolds, and ladders are planned and inspected; barricades and spotters manage pedestrians and traffic.
- Life-Safety & Egress. Exits remain clear; temporary detours are signed and communicated; devices and signage stay visible.
